Regulation - Terms and Conditions

To validate your booking, the following general conditions make integral part of the contract stipulated with B & B³ Srl. 
 
Price: the price per night include: 
 
- Bed & Breakfast: lodging, breakfast, cleaning, change of sheets and towels every four days. 
- Apartment: lodging, breakfast, change of sheets and towels once a week. Cleaning of the apartment is not included; we can offer the cleaning for a price ranging from 25 € to 45 € 
- Apartment long stay (at least one month): lodging and cleaning once per week.
 
More frequent changes of sheets and towels as well as cleaning of the apartment can be requested at the arrival and the cost of the service will be properly computed.   

Rates can be increased by 20% during Easter, Christmas and New Year's eve. 

Minimum sojourn: the minimum sojourn for every apartment is to 2 days; exceptionally for some apartments it is possible to apply for shorter stays.
Reservation and payment: in order to reserve an apartment, you will need to pay an advance equal to the 30% of the total cost.   
Payments can be done in the following ways: 
- On line secure banking Credit Card payment: the transaction is immediate; once we receive the credit card number, we will send you an e-mail confirmation of your reservation. 
- Fax transmission to B & B ³ of the Credit card number: it is necessary to download and to send by 48 hours the form otherwise the booking fall. once we receive the fax, we will send you a confirmation (by fax or e-mail) of your reservation.
- Credit card number by phone: the transaction is immediate, you will receive a confirmation of the booking (fax or e-mail) according to your requirements. 
- Bank transfer: it is necessary to download and to send the form otherwise the booking fall; once  we receive the payment, we will send you a confirmation (by fax or e-mail) of your reservation.
The apartment is definitely reserved once we receive the payment of the deposit. The rest of the payment can be done at the arrival with cash money or 20 days before the arrival through a Bank transfer.
 
Cancellation of the reservation: If you need to cancel the reservation, you may send an e-mail to or a fax to +390664562353. 
 
B & B 3 srl is authorized to take the penalty if the payment is done by credit card; otherwise the guest must proceed with a bank transfer to pay the penalty.
  

Penalty clauses:

- if the cancellation is made 14 days before the arrival: the agency will directly take the penalty if the payment is done by credit card; otherwise the guest must proceed with a bank transfer to pay the penalty.
- if the cancellation is made from 15 days to 30 days before the arrival: the penalty amounts to the payment of one night. The agency will directly take the penalty if the payment is done by credit card; otherwise the guest must proceed with a bank transfer to pay the penalty. The advance is not returnable.
- if the cancellation is mad more than 30 days before the arrival: the guest must pay only  administration expenses equal to 100€ .  

Change of the booking: if the guest wants to change the booking, it is necessary to send timely communication to the agency by fax or e-mail with the following penalties:

- if the change is made less than 30 days before the arrival, penalties follow the same rules as for cancellations (see above).
- if the cancellation is mad more than 30 days before the arrival: the guest must pay only  administration expenses equal to 100€ .  

Cancellation or change of the booking by B & B³: due to contingencies, the agency reserves the right to vary the reservation of an apartment with one of equal or higher value. For exceptional events the agency may cancel the booking and  B & B 3 will give back the deposit; no penalty is applied.

VAT

The 20% deposit must be increased by  +4%, equal to the VAT taxes.

Check-in

One day before the arrival, the guest must inform B & B³ of the timetable for check-in; timely communication must be given in case of unexpected delay.
   
A responsible of the agency will welcome the guest and will provide the delivery of the keys and information about the apartment; all guests must provide a photocopy of their passports. 
 
The check-in is free from Monday to Friday from 10 a.m. to 20 p.m. A penalty is due in the following cases:
- 25 €   after 9 p.m. to 11 p.m. or during holidays
- 40 €   after 11 p.m.

If the guest does not have pay the amount of the stay (excluding the deposit) during the check-in, then B & B 3 will arrange a new appointment with 20 € of penalty for the second check-in. 
 
The guests must leave the apartment within 10 a.m. of the same day of departure; eventually they can leave the baggage up to 2 p.m. upon request to the agency one day in advance.  

Air conditioning

The air conditioning costs 5 € per night. 

Guarantee deposit

The tenant must have the highest attention and responsibility for the apartment, for the keys, for the counters of the closets. The guest must pay cash or with credit card 100€ as guarantee deposit, that will be returned at the departure, if the apartment has not suffered damages. The keys of the apartment cannot be delivered without such security deposit.

Responsibility:

B & B ³ is not responsible of: 
-  personal security of the guests   
-  robberies inside the apartment     
-  blazes     
-  natural disasters.       
 
The agency is not responsible of interruptions in the supply of electric energy or gas.
 
In case of events out of the control of B & B³, the agency can help to find other alternatives with the same characteristics of the booking.
 
The owner reserves the right to access the apartment if maintenance is necessary. 

Competent court

Any dispute regarding this present contract will be dealt with exclusively by the Roman Court Any

Privacy policy

Your personal information will be kept confidential. According to the following law, treatment of your information will be based upon principles of correctness, transparency and protection of your privacy and of your rights. According to article 13 of D.lgs.n.196/2003, we provide you the following information:
- your information will be treated exclusively for the purposes concerning our activity;
- disclosure of your information is facultative;
- all information provided by you will not be circulated.
